Similar to a new home build, and depending on scope of works, your project is likely to be a complex and lengthy process. But we’re here to help you every step of the way and ensure it’s as problem-free and effortless as possible.

Assessment & Design

Unlike a new home build that starts from scratch, your addition/extension will be incorporating your existing home structure. It is important for you to get an expert assessment of the structure and design from not only an engineering and building perspective, but for sustainability and its energy rating compliancy.

From here, you will employ an architect or building designer (draftsperson) to design and plan your project.

If you’d like assistance from the outset, the architecture builder team at D3 Built can assist with facilitating assessments and architects/designers with trusted professionals, and project manage the entire design and build process.

Permits & Approvals

It’s likely after the design stage is approved, you will require Council permits and/or approvals before proceeding with the building stage.

Often a complicated step with bureaucracy and paperwork, we will alleviate you of this stress and organise and forward the relevant paperwork.

An addition/extension is more likely to require a planning and/or building permit than a renovation. If it’s an existing home with no structural work required (i.e. supporting walls are untouched) you are unlikely to require a building permit.

If the project requires structural changes and/or soil is touched, you will require building permit approval before proceeding.

Building Proposal

At this stage, we will fully scope the work of the build, discuss the plans and submit it to our tender process. As detailed within our new home services page, it is critical the full process, expectations, roles, timelines and budget is fully mapped out in writing and agreed upon.

A contract will then be drawn for signatures.

Construction

We’re now ready to start the construction and build your vision to life. Similar to a new home build and dependant on the level of works, D3 Built will proceed with the construction requirements and fit-outs. We will also project manage all sub-contractors through the entire stage and communicate with you at key milestones.

When the construction is fully complete, we will meet and go through the new renovation or addition/extension to ensure you are happy with our building services and address any concerns.

Certification

Your new extension/addition will require a final inspection by Council to receive its final certifications. Again, we will facilitate this step for you.
